FLAGSTAFF — Coconino County sets Truth in Taxation hearing at 6 p.m. Tuesday, June 23
Property taxes are comprised of two separate levies – primary and secondary. The primary portion of the property tax supports the County General Fund and pays for County services such as the County Sheriff, emergency response, criminal justice and county parks. For FY27, the primary property tax rate is proposed to decrease from the current rate of $0.4830 per $100 of assessed valuation to $0.4780 per $100 of assessed valuation.
The County also levies a secondary tax for the Public Health Services District, the Flood Control District and the Library District. The rate for each of these Districts is proposed to remain the same as the current rate, and any tax collection growth is the result of an increase in taxable property values.
Coconino County is notifying its property taxpayers of its intention to raise its property taxes over last year’s level. Even with tax rates decreasing or remaining the same as last year, the amount collected can increase due to an increase in property values.
The public hearing will be held during the Board of Supervisors meeting on Tuesday, June 23 at 6 p.m. in Board Chambers, 219 E. Cherry Ave.
“The Truth in Taxation process helps ensure transparency and gives residents an opportunity to learn about proposed tax rates,” County Manager Andy Bertelsen said. “Coconino County continues to maintain the lowest primary property tax rate of any county in Arizona while providing the essential services our communities depend on.”
It is important to recognize that the market value of a property is not the same as the taxable value. Every property is unique and the difference between market value and taxable assessed value will be different for every individual property.
For the upcoming tax year, one sample residential property with a Zillow market value estimate of $649,000 is shown to have a Limited Property Value of $311,096 and a taxable assessed value of $31,110. In this case, the Coconino County primary property taxes are estimated to be $148.71 for the upcoming tax year, compared to $145.78 without the noticed tax increase. This is an annual tax increase of $2.92 in total Coconino County primary property taxes.
Property owners can find their Notice of Value information by visiting the Coconino County Assessor’s website at coconino.az.gov/Assessor and following the “Copies of Valuation Notices” link.
Many other entities impose property taxes which are collected by the County Treasurer. Those taxes are collected and distributed out the various taxing entities, including school districts, cities and towns, fire districts and the community college. Coconino County does not retain any property taxes collected on behalf of other jurisdictions.
