Happy New Year!
Thank you for staying connected and engaged with planning projects and information in Coconino County! Planning helps to guide the future of our communities. In this newsletter the Planning and Zoning Department has two important updates to share:
Zoning Code Amendments allow additional Accessory Dwelling Units.
On January 15, 2026, Zoning Ordinance amendments took effect that provide additional allowances for accessory dwelling units, or ADUs. An ADU is a second dwelling unit that is either attached or detached on a parcel in a residential zone. The new updates now allow up to three ADUs, one of which must be for personal residential use or deed restricted as affordable housing, on a residential parcel if specific development standards can be met. Consult the Zoning Ordinance Section 3.4 for specific details or contact a planner at 928.679.8850.
Envision 2045, the County’s Comprehensive Plan is available for download.
The County Board of Supervisors adopted Envision 2045 on November 18, 2025. The Comprehensive Plan is a roadmap for the future of the County. It provides visions, goals, and policies to guide land use decisions, direct growth responsibly, solve problems, and improve the quality of life for county residents. The Plan and the Companion Guide are available for download. Visit the Comprehensive Plan page to view the Plan, the Interactive Maps, and the Plan’s Appendices.
